Manhattan’s Original Art Hotel
Every room has a story.
For more than 40 years, working artists have painted every one of our 54 rooms into a one-of-a-kind space — inside a century-old walk-up on a quiet Gramercy corner.
About the Hotel
120 years of history,
a 40-year art project.
Housed in a five-story walk-up on the corner of East 25th Street and Third Avenue, the Carlton Arms has operated as a Manhattan hotel for more than 40 years. In the early 1980s, hotel manager Ed Ryan began inviting artists passing through the building to paint its rooms — and the project never stopped.
Today, every room, hallway, and stairwell carries the work of a different artist, from first-timers to painters and muralists exhibited around the world. New installations still go up every year.

The Art Project
Running for 40 years — and still going.
Since the early 1980s, the Carlton Arms has invited painters, muralists, and tattoo artists to transform its rooms — not as decoration, but as a running residency. New work still goes up today, and past installations are archived year by year. The Artbreak Hotel Gallery rooms rotate exhibitions throughout the year.
